It is located in the Alta Val di Susa, at an altitude of 1,760 meters, on the Italian side of the Montgenèvre pass, approximately 94 kilometers west of the capital. It was formerly called Mons Janus. The town lies on the eastern edge of the broad Montgenèvre pass plateau, on the Italian-French border. The town is dominated to the north by the Chaberton massif (3,130 m) and is lapped by the waters of the Piccola Dora River. The land in question, with a building permit, is located in the heart of the town center, with direct access to the ski slopes and adjacent to the sports center. Currently, in agreement with the municipal administration, it is left free for use as a parking lot for access to the sports facilities and ski slopes. The land area is 1,762 square meters, with a gross floor area of 650 square meters. There are existing agreements with the adjacent landowners that, through the exchange of some portions of land, would allow the gross floor area to be increased to 850 square meters. According to the development plan, the intended use is tourism and hospitality and must be maintained for a period of no less than 10 years, with 50% of the use being compliant.
