Villa Maffè. Costigliole d’Asti. Real estate and land. 5500 sq m Costigliole d’Asti is an Italian municipality of 5,679 inhabitants in the province of Asti in Piedmont. It extends for about 35 km² in Astesana, between Monferrato and Langhe. The toponym derives from Corte Costeliolae and then Costigliolis but, since there are no precise writings, it is assumed that it owes its name to its position (on a coast) and to a tree species widespread in the area, the lime tree. The period residential-receptive complex, called Villa Maffè from the homonymous family who owned it, is located in via Asti-Nizza at no. 4. This is an ancient residential complex composed of three wings arranged in a horseshoe with a central courtyard, raised to two and three floors above ground as well as a basement. The villa is surrounded by a planted park and agricultural land, two of which are cultivated with vineyards. The stately home is spread over two main rectangular wings used for residential purposes, which form a courtyard together with the third wing, also rectangular in shape, used for storage rooms and former barns. The main wing is divided into three floors above ground and a basement: the ground floor consists of kitchen rooms and storage rooms, the first and second floors consist of a central distribution corridor and bedrooms for a total of 22 rooms on the two floors. The floors are connected by an internal staircase. All the rooms have a vaulted ceiling in masonry, mostly pavilion-shaped, decorated. The main wing is connected to the west to a wing consisting of a storage room and portico on the ground floor, a single room about 27 m long and about 4.5 m wide, characterised by a partly decorated masonry ceiling and partly decorated coffered ceiling, with an open portico and terrace in front. A small chapel is located on the south-west side of this wing. To the east of the main body, the building extends over a third wing divided into two floors above ground and attic and consisting of rooms, storage and clearing rooms and porches. The room on the ground floor of this last wing, of large dimensions, is characterized by a ceiling consisting of a barrel vault in masonry with lateral lunettes. The roofs of the building have a wooden structure with trusses and a tiled roof. The building has facades with regular scansion, plastered and painted and is surrounded by a large planted park and agricultural land, two of which are cultivated with D.O.C. vineyards (barbera and moscato) for a surface area of 11,992 m2. The entire building is undergoing a total renovation project, carried out on the basis of an approved project that provides for the change of use of the property to a hospitality facility. The project involves the construction of a relais with just under 30 rooms of different types and sizes (single, double, suite and junior suite), restaurant, bar, kitchens, beauty and relaxation area with spa and swimming pool, gym, meeting rooms, outdoor swimming pool area, park and tennis court, as well as a basement car park, car parking area accessible from a road underpass and heliport. To date, the intervention has begun and is currently being suspended: the demolition of the flooring and sub-basements has been carried out. A secondary property for sale is located in via Asti-Nizza at no. 83, an independent house with two floors above ground consisting of two adjacent residential units, as well as a low building used as a garage, a shared courtyard in front of the entrance and an external area used as a green area. The residential unit listed in sub. 4 (facing south/west) is composed on the ground floor of an entrance, bathroom, kitchen, living/dining room and storage room with entrance from an external area. An internal staircase connects the first floor consisting of three bedrooms, hallway, two bathrooms, storage room and two balconies. The housing unit registered in map 95 (facing north/east) is composed on the ground floor of a kitchen, bedroom, stable, bathroom, and on the first floor of two bedrooms and a barn with access from the outside. On the ground floor there are two porches with cellar and storage room. There is a garage with a prefabricated structure in galvanized sheet metal independent of the housing units and with access directly from the street. The housing units described above form a single body since they have one side in adherence, but they are in fact two separate units with a shared external area. The building, understood as the union of the two units. Access from the street is through a driveway gate located on parcel 94 consisting of a square paved with self-locking concrete blocks. The properties are located in the municipality of Costigliole d’Asti (AT), on an interior of Via Asti – Nizza n. 4 (SP59), just outside the town of Costigliole d’Asti.
